FAQ
A home inspection is a non-invasive, visual evaluation of a home’s major systems and components. I inspect what is safely accessible and provide a detailed report outlining any significant issues observed at the time of the inspection.
Frequently Asked Questions
🧠What do you inspect?
A standard home inspection typically includes:
-
Roofing
-
Exterior
-
Structure & foundation
-
Electrical systems
-
Plumbing systems
-
Heating & cooling systems
-
Interior components
-
Insulation & ventilation
Each inspection follows the Standards of Practice set by InterNACHI.
⚠️ Will you find every problem in the home?
No. A home inspection is not designed to uncover every possible issue.

I report on defects that are:
-
Visible
-
Accessible
-
Considered significant (material defects) at the time of the inspection
Some issues may be hidden behind walls, under flooring, or otherwise not visible during a standard inspection.
🧱 What is a “material defect”?
A material defect is a serious issue that may:
-
Affect the value of the home, or
-
Pose a safety risk to occupants
Examples may include structural concerns, unsafe electrical conditions, or significant water intrusion.
🔧 Do you take things apart or perform invasive testing?
No. A home inspection is non-invasive.

I do not:
-
Open walls or ceilings
-
Dismantle systems
-
Perform destructive testing
The inspection is limited to what can be safely accessed and observed.
đź“… Does the inspection predict future problems?
No. The inspection reflects the condition of the home on the day of the inspection only.

Homes and their systems can change over time, and no inspection can predict future failures.
đź‘€ What if something is hidden or not visible?
I can only report on what is visible and accessible at the time of the inspection.

If an issue is hidden (for example, inside walls or beneath flooring), it would not be possible to identify during a standard inspection.
đź“„ What does the inspection report include?
You will receive a clear, detailed report that includes:
-
Descriptions of systems and components inspected
-
Photos of key areas and findings
-
Identified material defects
-
Safety concerns
-
Maintenance recommendations

Reports are delivered digitally for easy access and sharing.
🤝 Can the inspection be customized?
The inspection follows a standard scope, but if you have specific concerns, we can discuss them prior to the inspection to ensure your needs are addressed.
🏡 What types of homes do you inspect?
I inspect residential properties including:
-
Single-family homes
-
Condos
-
Townhomes

(Generally up to four residential units, in accordance with industry standards.)
⏱️ How long does an inspection take?
Most inspections take 2–4 hours, depending on the size, age, and condition of the home.
đź’¬ Should I attend the inspection?
