Scope of Services
Reed City Inspection Services provides visual, non-invasive inspection services only. Inspections may include drain and sewer camera inspections and targeted property inspections of visible and accessible areas.
Services do not include repairs, alterations, or modifications, and findings are based solely on conditions observed at the time of inspection.
Licensing Disclosure
Reed City Inspection Services is not a licensed residential building inspector, plumber, or contractor, and services are not a substitute for licensed trade inspections or code compliance inspections where required. Clients are encouraged to consult licensed professionals for further evaluation or repairs if needed.
No Warranty or Guarantee
Inspection findings and observations do not constitute a warranty or guarantee, expressed or implied, regarding current or future property conditions. Inspections are informational in nature and intended to assist clients in making informed decisions.
Cancellation Policy
If you need to cancel or reschedule an inspection, please notify us as soon as possible.
If payment has been received prior to performing the service, a full refund will be issued for any cancellation made before the inspection begins. No charges are incurred unless the inspection has already been performed.

By submitting your contact information through our website, forms, or booking system, you consent to receive appointment-related communications, including confirmation messages, reminders, and follow-up texts or emails.

Access & Utilities
Clients are responsible for ensuring reasonable access to inspection areas and that necessary utilities (water, power, etc.) are available at the time of inspection when applicable. Limited access or unavailable utilities may restrict the scope of inspection.
Limitation of Liability
To the fullest extent permitted by law, Reed City Inspection Services’ liability is limited to the cost of the inspection service performed. We are not responsible for conditions that are concealed, inaccessible, or not observable at the time of inspection.
Service Area
Services are provided within Reed City and surrounding areas. Availability outside the primary service area may be limited or subject to additional scheduling considerations.
